Cape Town continues to record significantly stronger house price growth, but buyers looking for space and value can get substantially more for their money in some of Johannesburg’s most sought-after suburbs.

According to Pam Golding Properties, this is particularly evident in the luxury market, where areas such as Hyde Park and Sandhurst offer buyers larger homes on more generous stands than they might find in comparable prime locations in Cape Town.

More space for your money in Johannesburg

The Johannesburg advantage is not necessarily about lower prices across the entire market, but about what buyers can get for their budget.

In Hyde Park and Sandhurst, buyers can find properties with larger stands, mature gardens, extensive entertainment areas and a high degree of privacy.

This contrasts with the premium Cape Town market, where limited space and strong demand have contributed to substantial price growth.

The comparison is particularly relevant for higher-value buyers who are looking for large homes rather than simply wanting to live in a particular city.

Cape Town prices are rising much faster

The difference between the two markets is reflected in recent price-growth figures.

Lightstone statistics cited by Pam Golding show that Cape Town recorded house price growth of 11.4% in the year to July 2026.

Johannesburg, meanwhile, recorded growth of 2.3%.

Across the broader provinces, the Western Cape recorded average house price growth of 10.6%, compared with 3% in Gauteng.

Property experts say Cape Town and the wider Western Cape continue to attract buyers relocating for lifestyle and economic reasons, although affordability is prompting some buyers to consider surrounding towns and coastal areas.

The City of Gold is still attracting buyers

Despite the slower price growth, Johannesburg’s major property markets are showing signs of recovery, with performance varying significantly between individual suburbs.

Pam Golding says affordability, location and the strength of local economic centres are important factors influencing demand.

The city’s premier suburbs therefore continue to appeal to buyers who want high-value residential property without necessarily paying Cape Town prices for a comparable amount of space.

The broader market is also being supported by first-time buyers. According to ooba Home Loans, first-time buyers accounted for 47.3% of home-loan applications in the second quarter of 2026.
